Welcome to Knolls Cooperative Section 1<\/div>\n

The Knolls is a historic two-building co-op, which opened its doors in 1953, with a few of our original cooperators still living here.
\n    We are located in the beautiful Spuyten Duyvil area in the southern section of Riverdale, on a hilltop surrounded by lovely grounds, and westerly views of the Hudson River and the NJ Palisades, and the downtown Manhattan skyline in the distance. We have shopping and all transportation at our door, and access to houses of worship, schools, and all conveniences.<\/p>\n

\nThe figures set forth below are current as of October 1, 2021 and are subject to change<\/div>\n

The Knolls Cooperative Sec. No. 1 is a limited equity cooperative without<\/i> income restrictions, as set forth in the Cooperative’s governing documents. The limited equity<\/span> status means two principal things: <\/p>\n

  1. the sale price of all apartments at Knolls is set by the Cooperative, and\n
  2. upon transfer, an outgoing shareholder does not retain all proceeds of the sale and all sales are subject to the deductions set forth in the Cooperative’s governing documents.<\/ol>\n

    Currently, 45.46% of the sale price<\/span> of each apartment sold is a transfer fee, which is deposited into the Cooperative\u2019s reserve account, and 54.54% of the sale price (less closing costs, fees and any past due charges or fees owed to the Cooperative) is returned to the outgoing shareholder. Price per share, transfer fees and costs are subject to change in accordance with the Cooperative’s operational documents.<\/p>\n

    Transportation<\/h4>\n

    Bus service, Metro North, and the Subway provide an easy commute to Manhattan and beyond. You\u2019ll find access to public transportation just outside our doors. For those driving, the Henry Hudson Parkway and the Major Deegan Expressway \/I-87 are minutes away.<\/li>\n
