About Us

  • Limited equity co-op: We have the benefit of having relatively low maintenance fees, and paying below market prices for our apartments when compared to other Riverdale buildings. That is because we are what is known as a “limited equity co-op.” A portion of proceeds from apartment sales provides income for our capital funds, and pays for necessary building improvements.
  • Our buildings and apartments: Knolls Co-op Section #1 consists of two buildings, 60 and 80, located in a spacious, open and scenic cul-de-sac, off the Henry Hudson Parkway and Kappock Street in the southern end of Riverdale. Each building has two elevators, 120 apartments, and is 10 stories high. Our apartments range in size from cozy economical one bedroom units to spacious three bedroom family-sized apartments. The great majority of apartments have two bedrooms. There is one studio apartment in each building. The apartments are in excellent move-in condition when sold, after being restored by the Apartment Restoration Committee. They all have gleaming solid wood parquet floors, eat-in windowed kitchens, one bathroom, good closet space, and roomy living rooms. They are all light, cheerful, and have pretty views.
  • Utilities are included: This provides for appreciable savings to the cooperator. There is a nominal yearly fee to shareholders who have air conditioners, with rates depending on the size of the units.
  • Tax deduction: Currently, a total of approximately 50% of our monthly maintenance is tax deductible, with 38% for property taxes, and 12% for interest expenses. This can make the cost of living here even lower.
  • Pet policy: While we do not allow dogs here at the Knolls, we do welcome pet cats, birds, etc. that will be suitable for indoor apartment living.
  • Shareholder participation: The philosophy of the Knolls is to encourage shareholders to participate actively and give our Co-op the benefit of their expertise and experience, to help make decisions on important issues, as well as have a role in determining quality of life aspects of living here. Shareholders have a broad say in how the co-op is managed. There are Committees in place, working on issues such as Management, Apartment Sales, Apartment Restoration, Legal Affairs, Gardening, Finance, Safety, Laundry, Parking, Gardening and other matters. Regular meetings are scheduled that offer ample opportunity for voicing opinions and ideas for how the Knolls can be an even better place to live.
  • Resident Staff: The Knolls has a live-in Superintendent, and a live-in Handyman. There are also two porters, and a Security Guard who is on duty during evening and nighttime hours, watching over the outdoor parking lot, and making rounds of the buildings, garages and grounds to ensure safety..
  • Socializing and activities: Since the Knolls was first founded, we have had Community Council in charge of social and community activities for both children and adults. These events are plentiful all year round, involve many areas of interest, and help create a feeling of community and caring. Our shareholders range from those who have been here for decades, to many younger people who are finding that life here is wonderful for both families and single people. There are regularly scheduled events and activities, seasonal and holiday celebrations, barbecues, as well as classes for such things as Physical Fitness, Driving, Safety, handicrafts, etc. (See separately listed information in the EVENTS section.)
  • Indoor facilities: There are Laundry Rooms in both building basements, as well as Bike Storage facilities. We have cabinet storage space in the Locker Rooms for a nominal fee, and additional rental spaces in both buildings in the Bargold Storage rooms. The Community Rooms in buildings 60 and 80 are used for group events of all kinds; they contain a library section, seating areas, and indoor play areas for children. They are also available for use by shareholders for private social gatherings or events for a small fee.
  • Outdoor areas: The grounds are unusually spacious and beautiful…a full 13 acres. We are situated on top of a hill,a special oasis with views of the surrounding waters of the Hudson and Harlem Rivers, New Jersey towards the west, and even a partial view of the George Washington Bridge, and the Manhattan skyline south of us. There are walkways, grassy areas, many trees, flowers and other beautiful plantings, various sitting areas, a playground for our children to enjoy. Our outdoor areas are kept in shape both by a professional grounds maintenance crew, but also by a very active and capable shareholder Gardening Club. In summer, our grounds are a mass of color, and really beautiful.
  • Parking: For those who have a car, there is guaranteed parking outdoors available at a very reasonable monthly rate. Our lot is well lit and watched over by a security man during evening and nighttime hours. If desired, space can be rented for visiting overnight visitors’ cars. There is also a two-level indoor heated garage with a waiting list.
